What are Building Regulations?

Within England and Wales most construction work is covered by the Building Regulations. These are technical standards set by the government and all but the most minor work carried out must conform to these standards.

Building regulations cover a wide range of technical subject areas and there is a great deal of flexibility in how you can meet the standards. The standards are also regularly updated, which means that finding the best way to meet the building regulations can be a challenge even for those working in the industry.


There is a legal requirement on both the builder and the owner of the building to make an appropriate Building Regulations Application prior to starting works on site. Please phone us if you need to make an application over the phone which enables immediate commencement.  Failure to do so could result in prosecution through the Magistrates' Court.

Choose which application to use

Domestic building projects which may require Buildings Regulations consent include extensions, garage conversions, internal alterations, loft conversions and cellar conversions. The essence of  Building Regulations is to make your home/building safer which includes structural safety, fire safety and means of escape, and ventilation to name a few of the changes we will be inspecting. We are here to make your life safer and better.

Where building regulations are applicable to your building works you have two options:

  • Full Plans application
  • Building Notice application 

Whichever route you choose there will be building control charges to pay. Please contact us to find out the charges for your project.

Full plans

  • You submit detailed plans and other relevant information to building control
  • We check everything complies with the building regulations
  • If satisfactory we issue an approval notice

Where the proposals are found to be unsatisfactory a building control surveyor will contact you in writing so that the plans can be amended.

Advantages of a full plans application

  • As long as the construction work follows the approved plans, it will meet the regulations
  • You will have a copy of the full plans approval which may be requested by financial institutions, solicitors and surveyors if you apply for an additional home loan or if you move house
  • Building works can be risky and this route reduces that risk

Building notice 

The building notice allows for building work to be undertaken without the submission of detailed plans. It's commonly used when the type of building work is straightforward, and the people responsible for the construction have a reasonable knowledge of the regulations.

A building control surveyor may request further information, such as structural design calculations or construction details. The work will be inspected as it proceeds, but you won't receive any official decision notice confirming that the proposals have been passed.

Advantages of a building notice application

  • You can save time and money by not having to prepare and submit detailed plans
  • Ideally suited to small domestic works
